Rental Questionnaires
LG Valuations Services (Part of the HMC Property Group) are currently conducting revaluations on behalf of rural municipalities in Victoria. In order to carry out the 2012 General Valuation, it is necessary to obtain particulars regarding current market property rentals and outgoings for the purpose of market analysis within each municipal area. It may be that not all questions will be relevant for your property, but the completion of the form in as much detail as possible will assist the determination of fair and equitable valuations for rating purposes.
This request is made in accordance with the provisions of the Valuation of Land Act 2001, which gives the Council's Valuer the right to ask questions verbally or in writing for the purpose of completing a valuation.
The information entered/collected via this website is not stored on-line or by the website. It is stored securely and is used only for the purpose of the current valuation. The information is used for market analysis and is provided as part of supporting documentation to the Office of the Valuer General who audit the revaluation. It is not provided to Council nor made available to any third party.

Definition of Terms
Gross lettable area (GLA)
Generally, the floor space contained within a tenancy at each floor level measured from the outside of main faces of external walls and, where applicable, the centre lines of internal inter-tenancy, partition and common area walls, but excluding features such as balconies and verandahs and, if there are two of more occupiers or tenants, excluding common use areas, service areas, and non-exclusive public spaces and thoroughfares. In the case of retail tenancy areas such as shops, measurements are often made from the internal finished surface of external building walls, service passage walls, etc. (Some commercial and public authorities use variants of this definition.)
Net lettable area (NLA)
The area for which a tenant could be charged for occupancy under a lease. Generally, it is the floor space contained within a tenancy at each floor level measured from the internal finished surfaces of permanent external walls and permanent internal walls but excluding features such as balconies and verandahs, common use areas, areas less than 1.5 m in height, service areas, and public spaces and thoroughfares. (Some commercial and public authorities use variants of this definition.)
Gross Building Area (GBA)
The sum of the fully enclosed covered floor area and the unenclosed covered floor area of a building at all floor levels.
